Position Summary: As the Construction Site Superintendent / Project Manager for an Industrial Construction (210,000 SF Spec Building, Edmonton), you will lead day-to-day site operations to deliver safe, on-spec, and efficient construction. Coordinate subcontractors and suppliers, manage the schedule and budget, enforce OH&S standards, and keep ownership informed. Oversee design reviews, documentation, inspections through commissioning and occupancy, and drive closeout, warranties, and post-turnover support
Compensation Range: $145,000 to $150,000 (DOE)
Your responsibilities will include:
Project Planning & Scheduling
- Develop, maintain, and update the overall project schedule, including milestones, procurement, and long-lead items.
- Lead detailed look-ahead planning, task sequencing, crew loading, and constraint removal to keep daily work flowing.
Contracts, Cost & Change Management
- Manage owner and subcontractor contracts, buyout, change orders, and pay applications.
- Prepare and review cost reports, track quantities and production, and identify cost or scope changes early.
Field Leadership & Execution
- Lead day-to-day field operations, directing foremen, field staff, subcontractors, and craft labor to safely execute the work.
- Ensure adequate staffing, equipment, and materials are available to meet schedule and quality requirements.
Safety Management
- Establish and maintain the project safety program, ensuring resources, procedures, and training are in place.
- Lead daily safety enforcement on site, including toolbox talks, hazard recognition, and corrective actions.
Quality Assurance & Quality Control
- Develop and implement the QA/QC plan; coordinate inspections, testing, and required documentation.
- Oversee field quality, perform and close out punchlists, and drive corrective actions to resolution.
Design Coordination & Constructability
- Manage RFIs, submittals, and design clarifications; coordinate with the design team and consultants.
- Review documents for constructability and propose means and methods solutions to resolve conflicts or improve performance.
Stakeholder & Trade Coordination
- Serve as the primary interface with the Owner, Architect, Engineer, and other key stakeholders for project communication and issue resolution.
- Coordinate subcontractors and trades in the field to avoid conflicts, optimize workflow, and maintain site organization.
Project Documentation & Reporting
- Maintain project documentation including meeting minutes, risk logs, procurement logs, cost reports, and change logs.
- Ensure accurate, timely daily reports, delivery logs, permits, inspection sign-offs, and other field records.
Closeout & Turnover
- Lead project closeout activities, including turnover documents, O&M manuals, warranties, and final billing.
- Oversee completion of punchlists, testing/commissioning, owner training, occupancy readiness, and warranty handoff.
Performance Monitoring & Client Job Satisfaction
- Monitor project performance in terms of safety, cost, schedule, quality, and productivity, and take corrective actions as needed.
- Maintain strong client relationships, respond to concerns, and support overall client satisfaction throughout the project lifecycle.
- All other duties as assigned.
Qualifications/Educational Requirements/Certification Requirements
- 10+ years of experience in commercial or industrial construction, with at least 5 years as a superintendent or project manager.
- Prior experience in estimating, scheduling, and cost control.
Knowledge, Skills, Abilities/Experience Requirements:
- Expert ability in managing large-scale industrial or warehouse projects.
- Strong understanding of civil works, steel structures, and building systems.
- Proficiency in construction management tools (Procore, MS Project, etc.).
- Excellent leadership, communication, and problem-solving skills.
- Willingness to travel for projects, as required and as needed.
- Good work ethic.
- Extensive knowledge of financial operations.
